B. Staff Analysis:
Sprint Spectrum proposes to construct a 150 foot tall
monopole tower and associated equipment cabinets on this I-2
zoned property. sprint has leased a 30 foot by 30 foot site
within a larger industrial property. The site is located in
the back corner of a tract which now contains an industrial
warehouse/manufacturing facility.
Section 36-201 limits metal ground -mounted towers to 75 feet
in height. The radio frequency demands for this site
require Sprint to exceed the 75 foot height limitation. The

150 foot height is the minimum needed to provide acceptable
coverage in this area.
The tower site is located in the northwest corner of the
lot. The I-2 district requires a rear yard setback of 25
feet and a side yard setback of 15 feet. The tower will
have a rear yard setback of 15± feet and a side yard setback
of 10+ feet (including equipment cabinets). The property to
the rear is a very large tract containing a warehouse
facility which is located approximately 500 feet west of the
tower site. The property between the warehouse and the
tower site is undeveloped. Although the tower and equipment
cabinets are fairly close to the common lot line between Lot
7 and proposed Lot 8, both properties are owned by the same
individual who has authorized the use of Lot 7 for access to
the tower site to be located on proposed Lot 8. The side
and rear yard variances should have no effect on neighboring
properties.
All surrounding properties are zoned I-2 and are occupied by
a variety of industrial uses ranging from light
manufacturing to warehousing. The proposed 150 foot tall
monopole tower should have no effect on the adjacent
properties.
C. Staff Recommendation:
Staff recommends approval of the requested height and
setback variances subject to the following condition:
1. The barbed wire strands on top of the chain-link fence
must not extend beyond the vertical plane of the fence.

Mark Alderfer abstained from this item. Drew Basham was present
representing Sprint Spectrum. There were no objectors present.
Staff presented the item and a recommendation of approval,
subject to the condition noted in the staff recommendation.
Mr. Basham explained that the structure would be a 140 foot tall
monopole with an antenna array on top -of it.
In response to a question from Nevil Withrow, Mr. Basham stated
that Sprint filed for FAA approval on each tower they proposed to
erect.
A motion was made to approve the requested height and setback -
variances subject to the barbed wire strands on top of the
chain-link fence not extending beyond the vertical plane of the
fence. The motion was approved by a vote of 7 ayes, 0 noes,
1 absent and 1 abstaining (Alderfer).
