The property is zoned R-5 Urban Residence District. The structure currently has a "contributing status" designation within the Hillcrest Historic District. Our client intends to renovate the existing historic structure and apply for tax credits. R-5 zoning allows up to three (3) units based on the 7,000 SF lot size. The existing structure will be updated as a duplex. The third unit will be above the new detached carport. To the best of my knowledge, the proposal conforms to the Hillcrest Design Overlay District (HDOD) guideline's for floor to area ratio, building height, lot coverage, and rear yard setback for accessory structures. A reduced rear yard setback allows the contributing historic structure to remain, and the property be developed to a density allowed by the R-5 zoning. Let me know if you need additional information.
