Markham Little Rock, AR 72201-1334 Re: Application for Zoning Variance at 516 Colonel Glenn Plaza Loop, Little Rock, Arkansas Mr. Price, Please find attached an application for zoning variance along with 6 copies of the Site Plan/Survey. We are requesting a variance of the requirement to place the retaining wall structure closer to the boundary line than the required 15-foot side setback line, we would like to place the wall at 3'12 feet from the boundary line. There are existing parking lots on both sides of this property and the property is an odd shaped long and narrow lot, to require conformance of the law to the 15-foot side setbacks would hinder the ability for the developer to provide adequate parking at the facility. There are also substantial grades changes needed to provide safe parking lot slopes for pedestrian and vehicular travel. This project will have subsurface storm drainage detention and storage and will not cause any additional drainage runoff onto the adjacent properties. We do not think that this project sets a precedence and will not adversely impact any of the adjacent properties. The building will remain within the 15-foot side setback limits.
