GENERAL NOTES
1. All site lighting will be low-level and directed away from adjacent property.
2. Building Height not to exceed the MF -12 requirement of 35'.
3. Development will utilize City Garbage pick-up.
4. The project will be developed in three phases.
5. This project will not be enclosed with fencing.
6. Proposed enclosed dumpster locations are as shown.
7. There will not be an on-site manager.
8. All handicap ramps within the ROW will meet ADA standards.
9. All driveway aprons shall meet City Ordinance.
10. NPDES and grading permits are required prior to construction.
11. Stormwater detention will be provided regionally tc the east.
12. Easements for public storm drainage will be provided.
13. Plans for all work in the right-of-way shall be submitted for
approval prior to start of work.
14. Prior to construction obtain barricade permit for work done within right-of-way.
15. Developer shall prepare a letter of pending development addressing street lights.
16. Striping and signage plans shall be submitted to Traffic Engineering for approval.
17. Any damages to curb, gutter or sidewalk in the right-of-way will be repaired or replaced.
18. A 6' high opaque screen, either wooden fence with its face side directed outward, a wall
or dence evergreen plantings, is required along the southern perimter of the site.
19. An automatic irrigation system to water landscaped areas will be required.
20. Prior to a building permit being issued, it will be necessary to provide an approved landscape
plan stamped with the seal of a Registered Landscape Architect.
