RE: Lots 1-12 — Lamar Flats — Short Form PRD
Mr. Thrower,
Attached are the drawings, application, affidavit, and filing fee for the above referenced project.
The developer for this project would like to rezone this property to Short Form PRD to allow for a
townhome development. This project contains approximately 0.48 acres and is located at 727
Valentine Street. The lot sizes proposed vary from 0.03 acres to approximately 0.07 acres, and the
developer is proposing twelve lots. The existing parcels of land are currently zoned R-2 and R-4.
The existing landowner is Forward Properties, LLC with an address of 11801 Fairway Drive, Little Rock,
Arkansas 72212, and the Source of Titles are Instrument Number 2022-074176 and 2023-021449.
There are not any applicable existing covenants or restrictions on the land. The proposed source of
water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock
Water Reclamation Authority.
The owner is requesting a variance for advance grading the parcel with the construction of the
infrastructure. This will reduce the amount of earthen material to be hauled across public city streets.
The developer is also requesting to close three right of ways. The first request for a right of way
closure is a ten -foot -wide alley along the west property line. The second request for closure is the
south extension of South Valentine Street where it dead ends into Interstate 630. The third and final
closure is for a forty -foot -wide closure along the east property line.
Please place this item on the next available Planning Commission agenda. Please do not hesitate to
