Encrineering Issues: Street is curb and gutter without sidewalk and is located in a 50 foot platted right-of-way. Public Works recommends repair of any damage caused during construction to street or curb. B. Staff Analysis: The applicant proposes to construct two additions onto the existing house located at #2 Blue Ridge Circle. The larger addition is for a proposed master bedroom and the smaller addition is to accommodate a sitting room. Both proposed additions will encroach into the required rear yard setback of 25 feet. The smaller, sitting room addition will result in a rear yard setback of 22 feet. The larger, bedroom addition will have a rear yard setback of 19 feet. Both intrusions involve corners of the addition which reduces the impact of the setback reduction. The lot is relatively shallow on its deepest end, being only 117.6 feet deep. The western side of the lot is only 82.8 December 18, 1995 Item n . feet deep. The shallow lot reduces the amount of buildable area available without a variance. Staff believes the minor intrusions will have no impact on adjacent properties and is supportive of the requested variances. C. BOARD OF ADJUSTMENT: (DECEMBER 18, 1995) Jennifer Herron was present representing the applicant. There were no objectors present. Staff presented the item and a recommendation of approval, with conditions. Ms. Herron presented drawings showing the proposed additions. She stated that she understood the conditions recommended by Staff. A motion was made to approve the requested rear yard setback variances subject to compliance with the City Engineer's Comments. The motion was approved by a vote of 8 ayes, 0 noes and 1 absent. PA
