To whom it may concern:
I am applying for a conditional use permit for the property located at 319 Valmar Street, Little
Rock, AR 72205. 1 own this property and am a licensed residential general contractor by trade.

I plan on demolishing the current dilapidated single car garage located behind the home and
building a two car garage with an apartment above. I plan to rent/Airbnb the home and live in
the apartment above the garage as the property is my main residence. There are several
duplexes as well as apartments in the subdivision currently, so I do not feel like this will disrupt
the neighborhood in any way. On the contrary, I feel this will add value to the street and
neighborhood as it adds tax dollars and will be aesthetically pleasing.
I have attached a survey of the property and plans for the addition. Thank you for your
