This Plat and Forty -Eighth Supplemental Bill of Assurance of Chenal Valley °' sxal+y���`�~� r
Neighborhood is made this !/ day of October, 2022, by PotlatchDeltic Real Estate, LLC (the
"Developer" or the "Declarant").
WHEREAS, Developer caused to be filed in the office of the Circuit Clerk and Ex-Officio
Recorder of Pulaski County, Arkansas that certain Bill of Assurance of Chenal Valley Commercial
Neighborhood on September 30, 1996 as Instrument No. 96-68199 creating the Chenal Valley
Commercial Neighborhood, and additional supplements and amendments thereto (the "Bill of
Assurance");
WHEREAS; Paragraph 1 of said Bill of Assurance specifically provides that the Developer
has a right to bring within the Plan of the Bill of Assurance additional properties provided such
additions are in accord with the General Plan of Development;
WHEREAS, Developer hereby dedicates and declares that the Property described on
Exhibit A attached hereto ("Unplatted Property") and made apart hereof shall be held, transferred,
sold, conveyed and occupied subject to the covenants, restrictions, easements, charges and liens
set forth in the Bill of Assurance, and all Amendments thereto, and such property herein described
on Exhibit A shall be forever known as and constitute a part of the community of Chenal Valley
Commercial Neighborhood;

WHEREAS, the previously described Unplatted Property is being platted as Lot 3, Tract
1, Chenal Valley, an addition to the City of Little Rock, Arkansas;
WHEREAS, Developer files this Plat and Forty -Eighth Supplemental Bill of Assurance to
reflect the new legal description to the Unplatted Property as Lot 3, Tract 1, Chenal Valley, an
addition to the City of Little Rock, Arkansas;
NOW, THEREFORE, Developer, for and in consideration of the benefits to accrue to it,
its Successors and Assigns, which benefits it acknowledges to be of value, has caused to be made
a Plat, showing a survey made by Marion Scott Foster, Registered Land Surveyor dated the to day
of 0 b 2022, with Instrument No. JQQ,9 7Q /,� — and bearing a
Certificake of Approval executed by the Department of Comprehensive Planning of the City of
Little Rock, Arkansas, and showing the boundaries and dimensions of the Unplatted Property now
being divided into a Lot (the "Plat").
There are shown on said Plat certain easements for utilities which Developer hereby
donates and dedicates to and for the use of public utilities, the same being, without limiting the
generality of the foregoing, electric power, gas, water, sewer and telecommunications with the
right hereby granted to the persons, firms or corporations engaged in the supplying of such utilities
to use and occupy such easements, and to have free ingress and egress therefrom for the
installation, maintenance, repair and replacement of such utility services.
The filing of this Plat and Forty -Eighth Supplement to the Bill of Assurance of Chenal
Valley Commercial Neighborhood and Plat for record in the Office of Circuit Clerk and Ex-Officio
Recorder of Pulaski County, Arkansas, shall be a valid and complete delivery and dedication of
the utility easements subject to the limitations herein set out. The land embraced in the Plat shall
be forever known as Lot 3, Tract 1, Chenal Valley, an addition to the City of Little Rock, Arkansas,

and any and every deed of conveyance of the Lot describing the same as shown on said Plat shall
always be deemed a sufficient description thereof.
Said lands herein platted and any interest therein is hereby subject to all those certain terms,
covenants and restrictions contained in the Bill of Assurance of Chenal 'Valley Commercial
Neighborhood filed September 30, 1996 as Instrument No. 96-68199, and all supplements and
amendments thereto, all of which are incorporated herein by reference and made a part hereof.
