Staff An 1 i : Z-6043 William Brandon; Hunter Stuart, Agent for Cellular One 8120 Scott Hamilton Drive Part of the SE 1/4, NW 1/4 and part of the NE 1/4, SW 1/4, Section 32, T -1-N, R -12-W, Little Rock I-2 Variances are requested from the height regulations of Section 36- 320 and the height restrictions of Section 36-201 to permit construction of a 150 foot tall, monopole cellular telephone tower and an associated equipment shelter. Current cellular technology requires a tower of the requested height at this location to provide adequate area coverage and customer service. Multiple building industrial site Same, with the addition of a 150 foot tall tower and an accompanying equipment building Cellular One, a cellular telephone communications company, proposes to construct a 150 foot tall, monopole tower on a 750 square foot lease area within this 11± acre, I-2 zoned site. The I-2 district has a height restriction of 45 and the tower regulations of Section 36-201 limit metal, ground mounted towers to 75 feet in height. The applicant states that the proposed tower height and location are necessary to September 25,-1995 itgm 2(Cont.) provide cellular telephone coverage to this area of the City. The proposed tower site occupies a very small portion of an 11 acre I-2 zoned site which currently contains 6 large industrial buildings. All properties nearest the tower site are also zoned I-2. A large, vacant, I-2 zoned tract is adjacent to the south. The Arkansas Electric Cooperative Corporation complex occupies a large, I-2 zoned site to the west. Metropolitan Vocational -Technical School is located on a large, R-2 zoned tract across Scott Hamilton, to the east. A tower with a height exceeding 100 feet is located on the southern portion of the school site. The tower site is "tucked in" a corner of one of the large warehouse buildings on the site and will have no effect on the site's parking or driveways. The proposed tower should have no impact on the surrounding properties and staff is supportive of the request. C. 5taff Recommendation: Staff recommends approval of the requested height variance to allow construction of a 150 foot tall, monopole tower and the associated equipment shelter. BOARD OF ADJUSTMENT: (SEPTEMBER 25, 1995) The item was moved to the end of the agenda as the applicant was not present when the item was first called up. The applicant, Hunter Stuart, was present. There were no objectors present. Staff presented the item and a recommendation of approval. Mr. Stuart offered no additional comments. A motion was made to approve the requested height variance. The motion was approved by a vote of 7 ayes, 0 noes, 1 absent and 1 abstaining (Alderfer). 2
