LEGAL DESCRIPTION BY SURVEY
20' ACCESS/UTILITY EASEMENT
A 20 foot combination access/utility easement being a part of
the Northeast Quarter of the Northeast Quarter Section 21, and the
Southeast Quarter of the Southeast Quarter of Section 16, all in
Township 1 North, Range 13 West, Pulaski County, Arkansas, being
10 feet on each side of a centerline described as follows:
Comencing at a found 2' pipe at the Northeast Comer of said
Section 21;
THENCE South 02 degrees 21 minutes 59 seconds We:1 for a
distance of 518.87 feet along the East line of Section 21 to a
found 1' rebar on the Northerly Right of Way line of Colonel Glenn
Road;
THENCE North 89 degrees 01 minutes 21 seconds West for a
distance of 29.98 feet along said Northerly Right of Way line to a
set P.K, nail for the Point of Beginning of said 20 foot easement,
]HENCE North 02 degrees 23 minutes 16 seconds East for a
distance of 464.12 feet to a set 1/2' rebar & cap,
THENCE along a curve to the left having a radius of 300.00
feet and an arc length of 170.14 feet, being subtended by a chord
of North 13 degrees 51 minutes 34 seconds West for a distance of
167.87 feet to o set 1/2' rebar & cop;
THENCE along a curve to the left having a radius of 108.00
feet and an arc length of 100.34 feet, being subtended by a chord
of North 56 degrees 43 minutes 21 seconds West for a distance of
96.77 feet to a set 1/2' rebar & cap;
THENCE North 83 degrees 20 minutes 19 seconds West for a

THENCE along a curve to the right having a radius of 150.78
feet and an arc length of 61.81 feet, being subtended by a chord
of South 63 degrees 29 minutes 15 seconds West for a distance of
61.37 feet to a set 1/2' rebar & cap being on the Eastern Boundary
line of the Little Rock Municipal Water Works property described in
a Warranty Deed recorded in Book 1234, Page 367 and the
termination of said 20 foot eostment.
Together with and subject to covenants, easements and
restrictions fo record.
Said property contains 0.87 acres more or less, and follows
along and existing gravel road.
