dedicate 15 feet of right-of-way to comply with Master

to the right-of-way line.

proposes to construct a 144 foot tall, monopole tower on a
2,500 square foot lease area within this 2 acre, I-3 zoned
site. The I-3 district has a height restriction of 60 feet

and the tower regulations of Section 36-201 limit metal,
ground -mounted towers to 75 feet in height. The applicant
states that the proposed tower height and location are
necessary to provide cellular telephone coverage in the
eastern portion of the City.
The proposed tower is to be located in an area of the City
which is zoned almost exclusively I-3. uses in the area are
typically heavy industrial ranging from manufacturing
facilities to feed mills.
within 2 blocks of this site are two feed mills with silos
and hoppers exceeding 100 feet in height.
Due to the tower's proximity to the Little Rock National
Airport, FAA approval is required. The applicant has
submitted that approval. and it has been forwarded to the
Airport Commission for confirmation.
The proposed tower should have no impact on the surrounding
properties and staff is supportive of the requested -height
variance.
C. taff Recommendation:
Staff recommends approval of the requested height variance
to allow construction of a 144 foot tall, monopole tower and
the associated equipment shelter subject to compliance with
the City Engineer's Comments and approval by the Little Rock
Airport Commission.

The applicant, Hunter Stuart, was present. There were no
objectors present. Staff presented the item and a recommendation
of approval.
Mr. Stuart offered no additional comments at that point.
In response to a question from Kirby Rowland, Mr. Stuart stated
that FAA approval had been obtained.
A motion was made to approve the requested height variance
subject to compliance with the City Engineer's Comments and
approval by the Little Rock Airport Commission staff. The motion
was approved by a vote of 8 ayes, 0 noes and 1 absent.
