1. DEFERRAL OF ALL STREET IMPROVEMENTS ALONG HWY 10 & PATRICK COUNTY ROAD UNTIL PHASE -2 CONSTRUCTION. PHASE -1 WORK ALONG PATRICK COUNTY
ROAD MUST BEGIN IN FIVE YEARS AFTER PHASE -1 CONSTRUCTION REGARDLESS OF PHASE -2 STATUS.
2. VARIENCE TO ALLOW USE OF GRAVEL OVERFLOW PARKING AREA EAST OF EXISTING STRUCTURES PROVIDED WOOD TIES ARE INSTALLED 0 PERIMETER TO CONTAIN
ALL LOOSE MATERIALS. A NEW ASPHALT DRIVE/PARKING AREA WITH CONCRETE CURBS/GUTTERS ® ISLANDS ARE TO BE CONSTRUCTED IN PHASE -1 CONSTRUCTION.
3. EXISTING ASPHALT APRON ALONG HWY 10 MAY BE USED DURING PHASE -1, BUT MUST BE REPLACED WITH CONCRETE APRON & CONCRETE CURB/GUTTER DURING
FUTURE STREET IMPROVEMENT CONSTRUCTION.
4. NEW ASPHALT APRON ALONG PATRICK COUNTY RD MAY BE USED DURING PHASE -1, BUT MUST BE REPLACED WITH CONCRETE APRON & CONCRETE CURB/GUTTER
DURING FUTURE STREET IMPROVEMENT CONSTRUCTION.
5. DURING PHASE -1, EXISTING STRUCTURES ARE TO REMAIN AS PRESENTLY LOCATED ON SITE FOR CHURCH RELATED ACTIVITIES. DURING PHASE -2, OWNER WILL BE
ALLOWED THE OPTION TO DEMO ALL EXISTING STRUCTURES AS MAY BE REQUIRED FOR DEVELOPMENT OF NEW WORSHIP CENTER. PHASE -1 MEMBRANE STRUCTURE
TO BE USED AS A FELLOWSHIP HALL OR RELOCATED TO ANOTHER AREA OF SITE FOR CHURCH ACTIVITIES IN COORDINATION WITH PHASE -2 CONSTRUCTION.
6. AS MANY AS POSSIBLE OF THE EXISTING MATURE TREES ALONG PROPERTY LINES ARE TO SAVED, PRESERVING AND REFLECTING THE NATURAL STATE OF THE SITE
AT THE PRESENT TIME. ALSO, SHEET C2 REFLECTS AGREEDEO UPON LANDSCAPING AND IRRIGATION REQUIRED BY THE HWY 10 OVERLAY DISTRICT AND THE CITY'S
LANDSCAPE ORDINANCE. SEE SHEET C-2 '
7. IF OWNER ELECTS TO ADD ON—SITE DUMPSTER FOR TRASH PICK—UP, IT MUST BE SCREENED ON THREE SIDES WITH AN EIGHT FOOT HIGH OPAQUE WALL OR WOOD
FENCE LOCATED AWAY FROM MAIN ENTRY ALONG HWY 10.
8. OWNER WILL BE REQUIRED TO REAPPLY TO THE CITY PLANNING COMMISSION FOR A CONDITIONAL USE PERMIT TO ALLOW PHASE -2 CONSTRUCTION OF A 2—STORY
NEW WORSHIP CENTER, SEATING APPROXIMATELY 500 PEOPLE. APPLICATION TO INCLUDE PHASE -2 DESIGN DEVELOPMENT DRAWINGS SHOWING FLOOR PLANS, NEW
PARKING AND STREET IMPROVEMENTS.

GENERAL SITE NOTES
I. CONTRACTOR SHALL FIELD VLRIFY EXIST SITE CONDITIONS & FAMILIARIZE HIMSELF WITH PROJECT PRIOR TO
BIDDING WORK INCLUDED IN THIS CONTRACT.
2. CONTRACTOR TO CONTACT ARKANSAS ONE—CALL ® 1-800-482-8998, 48—HRS BEFORE DEMO OR NEW
CONSTRUCTION WORK TO FIELD MARK & VERIFY LOCATIONS OF EXISTING UTILITIES BELOW GRADE.
3. CONTRACTOR TO COORDINATE WORK WITH LOCAL UTILITY COMPANIES. WORK NOT PROVIDED BY LOCAL
UTILITY CO TO BE PROVIDED BY CONTRACTOR FOR A COMPLETE INSTALLATION OF ALL UTILITY SERVICES.
4. ALL WORK SHALL CONFORM TO LOCAL & STATE CODES; ELECTRICAL & PLUMBING LINES SHALL BE
INSTALLED BY PROFESSIONALS LICENSED BY THE STATE OF ARKANSAS.
5. BELOW GRADE STORM DRAIN LINES, IF REQUIRED, SHALL BE LOCATED ON SITE TO NEAREST EXISTING LINE
BY CONTRACTOR & SUBMITTED IN PLAN FORM TO ARCHITECT FOR APPROVAL.
6. RECOMMENDATIONS BY GEO—TECHNICAL ENGINEER SHALL NOT BE IMPLIMENTED INTO WORK WITHOUT
AUTHORIZATION FROM OWNER & ARCHITECT. NOTIFY ARCHITECT IMMEDIATLY IF UNEXPECTED SUBSURFACE
CONDITIONS ARE ENCOUNTERED.
7. ALL BUILDING SETBACK REQUIREMENTS ARE AS PER CITY OF LITTLE ROCK, HWY 10 CORRIDOR OVERLAY, CITY
ORDINANCE #15965 AND SUPERSEDES ALL OTHER CITY ZONING SETBACK ORDINANCES.
