QRDIN CE DESIGN ST ARDS: 1,gite Location: This lot is in the middle of a large old Little Rock neighborhood at the corner of West 33rd and Ringo Street. 2. CompatibiiitK7 with Neighborhood: The site chosen is well-suited to a use of the nature proposed due to good street access. West 33rd is a wide residential street providing adequate frontage and existing improvements to support two lots, one or which will be a parking lot for employees and visitors. The structure being constructed for eventual sale as a home and the neighborhood desire to have the center are major considerations. 3. On -lite Drives and Parking: There are proposed eleven or twelve spaces with access onto the site from West 33rd Street and exiting onto Ringo Street behind the proposed house. The parking and drives will be paved without curbing, but some other means will be employed to protect the edge of pavement and landscaping. The entry drive will be designed to protect the two very large trees on 33rd frontage as these will be valuable, owner property assets in the future. 4. Sargening and Buff -ars: Staff has reviewed the plan and determined that there is sufficient area provided. Right-of-way required for Ringo Street is 25 feet from centerline:'The- Braddock 's -Boulevard- Addition platted 20 feet of right-of-way. Staff Analysis: The staff review and field check reveals a single issue of importance. That is, the saving of the very large trees. Both as a future residential resource but, the cost of removal would exceed the gain to the parking area. We find the use appropriate in light of the efforts put forth by this department and others. 8. Staff Recommendation: Approval with a suggestion that a driveway material be employed that will allow percolation of water to the tree root system below. SUBDIVISION COMMITTEE COMMENT: (JULY 20, 1995) The request was represented by Jimmy Pritchett of the Housing and Codes Staff. He presented a thorough outline of the development, its current and future needs. The Committee discussed the request briefly. Commissioner Woods and Daniel offered thoughts on design and treatment of the site. It was suggested that: 1. There were no objectors to this matter. The Chairman placed the item before the Commission for inclusion within the Consent Agenda for approval. A motion to that effect was made.
