Engineering Issv.es: Any Public Works' concerns are being addressed by the Port Authority and the applicant. B. taff Analysis: A new, vinyl building products plant is proposed for construction on this I-3 zoned 21.5± acre site located in the Port Industrial Park. Necessary for the operation of the plant are two metal silos which exceed the 60 foot height limitation in the I-3 District. The first silo contains an array of material blending equipment. This silo is proposed to stand 62.5 feet tall and will have a base diameter of 14 feet. The second silo is for the storage of the blended material. This silo will stand 80.5 feet tall and will have a base diameter of 12 feet. June 26, 1995 Item NO.- 6(Cont .) The overall height of the plant itself will exceed 30 feet. The proposed plant is located on a 21.5± acre site. The silos are approximately 100 feet from the property line adjacent to Frazier Pike which has a 120 foot wide right-of- way. Staff believes the applicant has presented adequate justification for the height of the silos. The increased height of these two silos should have no impact on any of the adjacent industrial properties. C. Staff Recommendation: Staff recommends approval of the requested height variance for the two proposed silos. BOARD OF ADJUSTMENT: (JIINE 26, 1995) Jimmy Alessi was present representing the application. There was one person present desiring more information on the proposal. Staff presented the item and a recommendation of approval. Mr. Alessi offered no comment at that point. In response to a question from Mark Alderfer, Mr. Alessi explained the function of and need for the two silos. He stated that the height of the silos was necessary for operation of the facility. Walter Isgrig, a neighboring property owner, asked how far the silos would be located from the road. Mr. Alessi showed Mr. Isgrig a copy of the site plan and pointed out the location of the proposed silos. After viewing the site plan, Mr. Isgrig stated that he had no objection. A motion was made to approve the requested height variance. The motion was approved by a vote of 6 ayes, 0 noes and 3 absent. 2
