Attached please find six copies of the site plan and survey for the above referenced project. The
property is located at 600 Wellington Hills Road near the intersection of Wellington Hills Road
and Wellington Village Road. The property is zoned C-1 and contains 1.47 acres.
The developer has plans to construct a 12,500 sq. ft. daycare facility with outdoor playground
areas adjacent to the facility. The maximum capacity will be 197 children with approximately 20
staff member positions. Hours will be approximately 6:30 a.m. to 6:00 p.m. Monday thru Friday.
Additional information about Kiddie Academy and the facility can be found on the attached
sheet.
The site will access Wellington Hills Road at two existing median breaks and will share the
southern driveway with the future development to the south. Utilities are currently available to
the site. Stormwater detention was provided for the overall development including this property
when the existing lake across Wellington Hills Road was constructed.
The developer is asking for a variance to exceed the 10,000 sq. ft. maximum leasable area under
the C-1 zoning requirements.

"Appeals from the decision of the Board of Adjustment shall be filed with the appropriate court of

Hello Joe:
1. Kiddie Academy has been in business since 1981.
2. Educational day care.
3. Operates between the hours of 6:30am and 6:30pm Monday through Friday.
4. Closes for six major holidays per year, including but not limited to New Year's Day, Memorial Day, Independence
Day, Labor Day, Thanksgiving Day, and Christmas Day.
5. Will care for a maximum of 197 children ranging in age from 6 weeks to 12 years.
6. 19 teachers, 1 director, 1 kitchen staff, are required when fully occupied.
7. There are a total of 11 classrooms.
8. Facility will be licensed by the State of Arkansas.
9. Will provide morning and afternoon snack and hot lunch.
10. Most children arrive between the hours of 7:00am and 9:00am. Conversely, the hours between 4:00pm and
6:00pm represents the time when most children are picked up.
11. Contiguous 4,800 square foot fence enclosed playground, adjacent to exterior of building, that is divided into
three sections: (1) infant/toddler 1,200sf, (2) pre-school 2,250sf, (3) school age 1,350sf.
12. All playground equipment will be ASTM certified age appropriate for each age group.
13. Each age group shall use the playground during the day, weather permitting, and the maximum number of
children using the playground at any one time per licensing requirements.
14. The parent or guardian must accompany their child into the academy and to the classroom. Upon entering the
building, parents must enter their child's PIN number into an electronic monitoring system to register the child
and gain access to the academy. The academy staff also records the attendance on a roster upon entry in the
classroom. At the end of the day, the parent or guardian signs out their child and escorts the child to their
vehicle. These added security measures provide a level of security not found in many childcare facilities.
