Fractional NE1/4, Section 6, T -1—S, R -12—W, Pulaski County,
Arkansas, more particularly described as follows, to—wit:
Commencing at the intersection of the centerline of Sunset Lane and
the old South right—of—way line of Baseline Road, said point also
being on the West fine of the E1/2, W1/2, fractional NEI/4 of said
Section 6; thence 586'24'15"E, 20.0 ft. to a point on the old
East right—of—way line of Sunset Lane and the NE corner of that
property taken in 1982 by the Arkansas State Highway Commission for
right—of—way of Baseline; thence S02'53'06"W along the old East
right—of—way line of Sunset Lane and the West line of that right—
of-way taken by the Arkansas State Highway Commission, 205.85 ft.
to a Arkansas Highway & Transportation Department Marker and the
point of beginning of the Tract of land herein described; thence
N16'43'4TE along the East right—of--way line of Sunset Lane,
30.94 ft. to an AHTD Marker; thence N0,'Y17'38"E and continuing
along the said East line, 124.73 ft. to an AHTD Marker; thence
