Plotting out these distances from the center of the neighborhoods to the periphery generated the fundamental structure for the plan. 36th Street, if and when it is built, would be designed so that it will not pass directly through and thereby bisect, any neighborhood but rather will act as a parkway at the boundary between the two neighborhood. An important meeting was IJ held with several members of the City of Little Rock planning and engineering staff to discuss the new proposed alignment. In general there was support for the new alignment, however, the status of the road remains uncertain. The plan accommodates the right-of-way but devel- opment will be able to function without it be- cause it is a regional road primarily serving off- site traffic. As the site plan evolved, exploration began on the appropriate design vocabulary for the site's various buildings. Field reconnaissance, con- sidered both new and older homes and public buildings in order to determine the appropriate style. The ANA team was very fortunate to have James Wassel as a member of the team. James produced the sketches and was instrumental in evolving the character of the buildings. The plan, the nature of the site, and the regional ver- nacular initially influenced the character of the buildings, however, as the building character evolved during the charette, it began to influ- enced the plan. As the plan evolved, several meetings were held with realtors, builders and architects to discuss types of units, sizes and materials. The op- portunity for jobs to be located in the commu- nity focus will also enliven the character of place and provide an additional market for the retail uses. A balance of residential to non—residen- tial uses will decrease automobile dependence but more importantly will address the fiscal imbalances typically found in residence -only subdivisions. The public lands will contain two large lakes, two smaller ponds, streams, buffers from major roadways, and major recreation fa- cilities that include a soccer/football field, am- phitheater, tennis courts, skeet shooting range, pool, bicycle paths, and miles of walking and hiking trails. All public lands will be held in trust by a home owners association. All estates lots will have conservation easements on a signifi- cant portion of the lot. This will assure resi- dents that the green forested character will never be compromised. The portions of the site which must be disturbed during construction will be renaturalized with emphasis on the rock faces and the indigenous landscape. This will be the most active and busy location in the commu- nity of Brodie Creek. Recommended retail in- cludes restaurants, pharmacy/drug store, clean- ers, take out food, general convenience store, a bakery, video rental, liquor store, small hard- ware and paint store, decorators shops, green grocer etc. The center will also contain offices and services. Some of this office space is lo- cated on the ground floor and should be reserved to provide handicap access to critical facilities like doctors office. The second floor is almost exclusively designated for office uses, with a portion of the third floor and above programmed for luxury apartments. The entire center is served by elevators using either a side or center hall access. The breakdowns by floor is as follows: Ground floor Retail 45,000 sq. ft. Service/Office 25,000 sq. ft. First Floor Office/Service 70,000 sq. ft. Second Floor Offices 30,000 sq. ft. Apartments 40,000 sq. ft. Third Floor Apartments 35,000 sq. ft. The conceptual design of the school includes rooms for six grades,a kindergarten, preschool care, multipurpose room, kitchen, mechanical room, office and toilets. Brodie Creek will be a community because it has a healthy balance of residential to non-residential uses. The ratio of housing to retail will be about 50 sq ft per unit. More importantly, an appropriate jobs to hous- ing balance is present allowing some of Brodie Creek residents to also work in there. There are 750 retail and commercial jobs expected. The size of the envelope was enlarged to assure maximum flexibility in design but with sufficient setbacks to assure privacy and accom- modation to the site W PERMITTED ENCROACHMENTS The areas on the lot where encroachments can be built are illustrated and dimensioned on this diagram. Encroachments must be confined to these areas. On some lots a separate and de- tached guest house has been indicated. There is flexibility in the location of this use but it cannot exceed the area indicated. Regulations PARKING The possible locations of parking garages are indicated in this diagram. There are several possible garage sites. The garage location is primarily dependent upon the size, location and topography of the lot. The design goal of the garage location is to minimize its negative vi- sual impact on the street. In no case can two seperate garage buildings be located on the same site. BUILDING USE AND HEIGHT A section has been prepared for each configu- ration of building and lot configuration. This diagram designates the permissible height, typi- cally in stories, with roof pitches no greater than 12/12. The number of floors and roof pitch determines the total height. In some diagrams the floor height is indicated. In some sections the specific maximum allowable height in feet is specified by floor or by distance above grade as perceived from the front sidewalk.
