in area.
Justification: The property currently has no
carport or garage and there is no
room to construct one anywhere
other than the rear of the lot.
The applicant proposes to construct
a two -car garage and workshop and
desires to place the structure as
far back on the lot as is possible.
This would leave an area of yard
between the existing house and the
proposed accessory building.

Staff Report:
A. Encineering Issues:
Prior to the issuance of a building permit, dedicate
additional 2.5 feet for right-of-way on North Country Club
Blvd. The Master Street Plan requires right-of-way to be 25
from centerline and there exists only 22.5 feet. Flood
panel number on survey is incorrect. Contact City
Engineer's Office for information.

B. Staff Analysis:
The applicant proposes to construct a 25 foot by 31 foot
accessory building on the rear portion of this single family
residential property. The structure will contain a two -car
garage and a small workshop. 620 square feet of the
building are located in the required rear yard, occupying 42
percent of the required rear yard area. The ordinance
limits accessory building coverage to 30% of the required
rear yard; an area of 450 square feet for this particular
property.
The property currently has no carport or garage and the rear
yard is the only area available to build on. The proposed
building will have setbacks in excess of those required by
ordinance.
Staff feels that the proposal is reasonable and should have
no impact on adjacent properties.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard
coverage variance subject to the condition that no portion
of the proposed accessory building's eave or overhang may
extend into the 5 foot easement which extends along the rear
property line.
BOARD OF ADJUSTMENT: (FEBRUARY 27, 1995)
The applicant, Arthur Campbell, was present. There were no
objectors present. Staff presented the item and a recommendation
of approval subject to the condition that no portion of the
proposed building's eave or overhang may extend into the 5 foot
easement which extends along the rear property line. Mr.
Campbell offered no additional comments.
A motion was made to approve the requested rear yard coverage
variance subject to compliance with the condition noted in the
staff recommendation. The vote was 8 ayes, 0 noes, 0 absent and
1 open position.
