construction of an addition with a
reduced rear yard setback of 15.24
feet. A rear yard setback of 25
feet is required in the I-2
district.
The proposed building expansion is
necessary to accommodate additional
production line. The 10 foot
encroachment is critical to meet
the required square footage
necessary to allow the additional
production line and warehouse
space.
Manufacturing and office

Stormwater detention calculations and in -lieu fee required.
B. Staff Analysis:
The applicant proposes to construct a 8,056.75 square foot
addition onto the rear of this existing, 12,797 square foot
industrial building. Of that 8,056.75 square foot addition,
60 percent (4,834.05 square feet) will be warehouse space
and 40 percent (3,222.70 square feet) will be additional
manufacturing space. The proposed addition will have a rear

yard setback of 15.24 feet. The ordinance requires a rear
yard setback of 25 feet in the I-2 district.
The applicant states the required addition is critical to
accommodate the additional production line and warehouse
space which are needed to handle his increase in business.
This property backs up to a large area of undeveloped
industrial property which is part of the Dillard's warehouse
property. The Dillard's warehouse is located on the north
end of this adjacent property. Allowing a reduced rear yard
setback on the applicant's property should have no impact on
any adjacent properties.
Staff believes the proposal to be reasonable and is
supportive of the variance request.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard setback
variance subject to compliance with the City Engineer's
Comments.
BOARD OF ADJUSTMENT:
(FEBRUARY 27, 1995)
The applicant, Richard Crews, was present. There were no
objectors present. Staff presented the item and a recommendation
of approval subject to compliance with the City Engineer's
Comments. Mr. Crews offered no additional comments.
A motion was made to approve the requested rear yard setback
variance, subject to compliance with the City Engineer's
Comments. The vote was 8 ayes, 0 noes, 0 absent and 1 open
position.
