Grant Street Lots 4 and 5, Block 27, Park View Addition R-2 From the area regulations of Section 36-254 to permit construction of an addition with a reduced rear yard setback of 15.5 feet and a reduced side yard setback of 7 feet. The Ordinance requires a rear yard and side yard setback of 25 feet and 8 feet respectively in the R-2 district. The applicants propose to raze an existing 337 square foot accessory building and build in its place a two story addition containing a bedroom, bathroom, workout room and storage. The new addition is pulled 10.6 feet away from the existing residence in order to save two large trees; an oak toward the north property line and a pecan toward the east. The addition also needs to be at the proposed location to accommodate the existing interior house layout and to prevent disturbance of other landscaping. Staff Anal sas: The applicants propose to remove an existing accessory structure and build in its place a two story addition to the residence. The new addition would be connected to the existing residence by an 8 foot wide, enclosed link. The proposed addition will maintain the same rear yard setback as the existing accessory structure. The Ordinance requires a rear yard setback of 25 feet and the applicants propose a 15.5 foot setback. The property behind 2505 N. Grant Street is owned by the City and occupied by a large water tower. The majority of this City owned property is vacant and has almost a park like appearance. The proposed addition will also have a side yard setback of 7 feet, one foot less than the Ordinance requirement. The addition is located at the rear of the applicant's lot and should have no impact on the adjacent property. It will maintain the same side yard setback as the existing residence. Staff believes the proposal is reasonable and supports both the side yard and rear yard setback variances. C. Staff Recommendation: Staff recommends approval of the requested side yard and rear yard setback variances. BOARD OF ADJUSTMENT: (JANUARY 30, 1995) Ellen Yeary was present representing the applicants. There were no objectors present. Staff presented the item and a recommendation of approval. Ms. Yeary offered no additional comments. A motion was made to approve the requested side yard and rear yard setback variances. The motion was approved by a vote of 6 ayes, 0 noes, 2 absent and 1 open position. 2
