ORDINANCE NO. 19,749
AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED CHENAL CONDO'S SHORT -
FORM PD -R (Z -5936-H), LOCATED ON THE NORTHWEST
CORNER OF RAHLING ROAD AND CHENAL PARKWAY, LITTLE
ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property be changed
from MF -1 8 District to PD -R:
A tract of land in Section 36, T -2-N, R -14-W, Pulaski County, Arkansas being more
particularly described as: Starting at the center of said Section 36; thence
S01°02'12"W along the easterly line of the NE %4 SW %4, said Section 36, 1021.60
feet to a point on the centerline of Chenal Parkway; thence southeasterly along said
centerline, being the arc of a 2864.80 foot radius curve to the right, a chord bearing
and distance of S12°01'17"E, 208.28 feet; thence S80°03'43"W, 80.0 feet to a point
on the west right of way line of said Chenal Parkway; thence northwesterly along
said west right of way line, being the arc of a 2784.80 foot radius curve to the left, a
chord bearing and distance of NI 1'54'08"W, 190.89 feet; thence S76°08'01 "W and
continuing along said west right of way line, 10.0 feet; thence continuing along said
west right of way line, being the arc of a 2774.80 foot radius curve to the left, a chord
bearing and distance ofNl8°51'10"W, 483.11 feet; thence N69°09'11"E continuing
along said west right of way line, 10.00 feet; thence northwesterly and continuing
along said west right of way line, being the arc of a 2784.79 foot radius curve to the
left, a chord bearing and distance of N27°44'23"W, 378.14 feet; thence
N31138'39"W and continuing along said west right of way line, 1010.69 feet; thence
S58°21'21"W and continuing along said west right of way line, 1152.98 feet; thence
northwesterly continuing along said west right of way line being the arc of a 5829.58
foot radius curve to the right, a chord bearing and distance of N31 °38' 16"W, 1.45
feet to the point of beginning; thence S58°21'21"W, 373.00 feet; thence
N28044'46"W, 507.36 feet to a point on the southerly boundary of the Chenal Valley
Golf Course; thence N45°23' 15"E along said Golf Course Boundary, 269.01 feet;
thence N65°32'14"E continuing along said Golf Course Boundary, 132.51 feet to a
point on the said west right of way line of Chenal Parkway; thence southeasterly
along said west right of way line of Chenal Parkway; thence southeasterly along said
west right of way line being the arc of a 5809.58 foot radius curve to the left, a chord
bearing and distance of S27°11'02"E, 200.92 feet; thence S6]°49'31"W and
continuing along said west right of way line, 20.0 feet; thence southeasterly and
continuing along said west right of way line being the arc of a 5829.58 foot radius
curve to the left, a chord bearing and distance of S29°54' 10"E, 351.58 feet to the
point of beginning, containing 204,055 square feet or 4.6845 acres more or less.
SECTION 2. That the approval of Chenal Condo's Short -form PD -R (Z -5936-H), located on
the Northwest corner of Rahling Road and Chenal Parkway is subject to compliance with the
following additional conditions:
That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report in paragraphs D, E, F and including any
conditions indicated in the staff analysis in paragraph H and subject to additional
conditions imposed at the Planning Commission Public Hearing as amended by
the applicant.
SECTION 3. That the preliminary site development plan/plat be approved as recommended
by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Chenal Condo's
Short -form PD -R (Z -5936-H), located on the Northwest corner of Rahling Road and Chenal Parkway
is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article
VII, Section 36-454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City
of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in
the respects necessary to affect and designate the change provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until the final
approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause,
phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
declaration or adjudication shall not affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional
was not originally a part of the ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are
inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
inconsistency.
