Johnson's Addition R-3 A variance is requested from the area regulations of Section 36-255 to permit construction of an addition with a reduced front yard setback of 13 feet. The ordinance requires a front yard setback of 25 feet. The existing house design dictates that the proposed expansion is the most practical way to increase living space within the house. Single-family residential Single-family residential The applicant desires to construct a 6 foot by 25 foot addition onto the front of this existing, single family home. This addition will be incorporated into a remodeled and enlarged living room. Once completed, the addition will have a front yard setback of 13 feet. The ordinance requires a front yard setback of 25 feet. The existing house design limits the expansion to that area proposed by the applicant. The home currently has a front yard setback of 19 feet, which appears to be typical of most homes on this block. One other home in the block has a setback similar to that Y December 27, 1994 Item No.: 3 Cont. proposed by the applicant. The addition will have a setback from the street itself of approximately 20 feet. Staff is anxious to encourage single family redevelopment and home improvement in the core area of the City and feels that the proposed expansion will have a minimal impact on adjacent properties. C. Staff Recommendation: Staff recommends approval of the requested front yard setback, subject to there being no "stoop" or porch extending beyond the proposed addition into the reduced front yard. BOARD OF ADJUSTMENT: (DECEMBER 27, 1994) The applicant, Leonard Johnson, was present. There were no objectors present. Staff presented the item and a recommendation of approval. Mr. Johnson offered no additional comments. A motion was made to approve the requested front yard setback variance subject to there being no "stoop" or porch extending beyond the proposed addition into the reduced front yard. The motion was approved by a vote of 7 ayes, 0 noes, 1 absent and 1 open position. 2
