The applicant proposes to construct a garage and sunroom
addition which will have a reduced front yard setback of
15.4 feet. The Ordinance requires a front yard setback of
25 feet.
This portion of Summit Street is only one block long,
extending south of Garland Street and terminating at a steep
hillside. There are approximately eight residence on the
block, most of which have a reduced front yard to some
degree. The street has little traffic on it and the
applicant's home occupies two lots which further reduces the
potential impact on adjacent properties.
Staff feels that the proposal is reasonable and supports the
requested variance.

C. Staff_Recommendation:
Staff recommends approval of the requested front yard
setback variance.
BOARD OF ADJUSTMENT: (OCTOBER 31, 1994)
The applicant, Robert Gray, was present. There were no objectors
present. Staff presented the item and a recommendation of
approval. Mr. Gray offered no additional comments.
A motion was made to approve the requested front yard setback
variance. The motion was approved by a vote of 7 ayes, 0 noes,
1 absent and 1 open position.
