The lot is pie -shaped with one unusual configuration. The
rear lot line varies from linear by approximately 16 feet
with an indentation that limits the buildable area directly
behind the house. It is at this narrowest point that the
applicant wishes to construct the garage addition.
Placement of the garage at this location is necessitated by
the location of the driveway and the interior layout of the
existing home.

The houses to the rear of this site have a rear yard setback
in excess of 25 feet so that there will be adequate
separation between residences. In addition, the rear lot
line of this site is landscaped with shrubbery and vines
which should help to provide screening and lessen the impact
of the reduced setback.
Staff feels that the proposal is reasonable and supports the
requested variance.
C. Staff Recommendation:
Staff recommends approval of the requested rear yard setback
variance.
BOARD OF ADJUSTMENT: (OCTOBER 31, 1994)
Don Johnson was present representing the applicant. There were
no objectors present. Staff present the item and a
recommendation of approval. Mr. Johnson offered no additional
comments.
A motion was made to approve the requested rear yard setback
variance. The motion was approved by a vote of 7 ayes, 0 noes,
1 absent and 1 open position.
