From the height regulations of
Section 36-201(e) to permit
construction of a ground -mounted
tower 180 feet in height.
Due to the nature of cellular
technology, it is necessary to have
this proposed tower at 180 feet in
height to provide optimum service
to Cellular One's clients.
Vacant
180 foot tall, mono -pole tower with
a 12 foot by 18 foot, unmanned
equipment shelter.
This site is located within the 100 year floodplain. Prior
to issuance of a building permit, obtain a development
permit from Public Works Engineering. It is recommended
that the finished floor elevation be set at 315.00 feet MSL
to protect the equipment.
H. 5,taff Analy$is:
The applicant proposes to construct a 180 foot tall,
monopole tower on this I-2 zoned site. The Ordinance states
"No steel or other metal ground -mounted tower shall exceed
75 feet in height above adjacent ground."
In order to provide the highest level of service to its
clients, Cellular One feels that the proposed 180 foot tall
tower is necessary in this location.

The surrounding properties are primarily zoned I-2 and C-3
and contain a variety of industrial and commercial uses.
Kanis Park is located adjacent to the west.
The elevation of the park property as well as the
multifamily property across Kanis Road, to the south, rises
considerably above the proposed tower site. The heightened
grade of I-630 separates the site from the residential
neighborhoods to the north.
The proposed tower is of mono -pole design and should have
minimal visual impact.
Staff feels that the proposal to locate the tower in this
industrial area is reasonable and is supportive of the
requested variance.
C. Staff Recommendation:
Staff recommends approval of the requested height variance
subject to compliance with the City Engineer's Comments
regarding construction in the floodplain.
BOARD OF ADLTUSTMENT :
(OCTOBER 31, 1994)
John Flake was present representing -the application. There were
no objectors present. Staff presented the item and a
recommendation of approval. Mr. Flake stated that he understood
the condition of approval and would comply with the City
Engineer's Comments.
A motion was made to approve the requested height variance. The
motion was approved by a vote of 7 ayes, 0 noes, 1 absent and
1 open position.
