The applicant wishes to expand the
existing two car garage to allow
for the parking of 4 vehicles,
including two antique cars. The
existing garage has a 1 foot
setback and the proposed expansion
would continue along the same line.

The applicant proposes to expand an existing two car garage
by adding additions to both the front and rear of the
structure. The structure has only a 1 foot side yard
setback and the proposed additions would be built with that
same one foot setback. The ordinance requires a 3 foot
sideyard setback for accessory structures.
The ordinance limits coverage of the required rear yard of
this property to 375 square feet. Once the additions are

complete, the coverage of the required rear yard by the
accessory structure will be 415 square feet.
The applicant has requested enlargement of the existing
garage to accommodate storage of two antique vehicles plus
the two vehicles driven by the applicant.
The adjacent property owner, to the south, has an accessory
structure in his rear yard, however, it is located in the
opposite corner farthest away from this structure in
question.
The pitch of the existing accessory structure's roof is such
that run-off extends beyond the property line. Staff
assumes that the proposed additions will maintain the same
roof design. If this is the case, the applicant should
install guttering on the accessory structure to catch the
run-off and keep it from flowing onto the neighbor's
property.
Staff feels that the proposal is reasonable and, with
attention to collecting the run-off and protecting the
adjacent property, staff is supportive of the requested
variances.
C. Staff Recommendation:
Staff recommends approval of the requested side yard setback
variance and the area coverage variance subject to the
applicant installing guttering or some other design device
to catch run-off and keep it from flowing onto the adjacent
property.
BOARD OF ADJUSTMENT:
(OCTOBER 31, 1994)
The applicant, Claudia Barone, was present. There were no
objectors present. Staff presented the item and a recommendation
of approval subject to the applicant installing guttering or some
other design device to catch run-off and keep it from flowing
onto the adjacent property.
In response to a question from the Board, Mrs. Barone stated that
the neighbor to the south had no objection. She also stated that
plans for the building included gutters.
A motion was made to approve the sideyard setback and area
coverage variances subject to the applicant installing guttering
on the building. The motion was approved by a vote of 7 ayes,
0 noes, 1 absent and 1 open position.
