Staff Analysis: Z-5888 Jimmy Armstrong and Ronald James 2215 Biscayne Drive Lot 139, Sheraton Park R-2 From the area regulations of Section 36-156(2) to permit construction of a detached carport with a reduced front yard setback. The property currently has no covered parking. Because of the narrow, pie -shaped site, extreme slope of the property, elaborate landscaping, existing large boulders, large trees and heavy vegetation, the location for a carport is limited to this one area. Single-family residential Single-family residential The applicant proposes to construct a 20 foot by 10.3 foot carport with a front yard setback of 27 feet. The ordinance requires accessory structures to have a front yard setback of 60 feet. The site is pie -shaped and heavily landscaped. In addition, the property slopes up to the north and the east, limiting the level, buildable area to the front of the lot. The property is virtually hidden from the street by dense landscaping and a privacy fence. The proposed carport is to be located behind the privacy fence. A garage -type door is to be placed on the front of the carport which will line up October 311 1994 Item No.: 1 (Cont.) with the privacy fence and act as a continuation of the fence . Staff feels that adequate justification has been offered and supports the requested variance. C. Staff Recommendation: Staff recommends approval of the requested front yard setback variance. BOARD OF ADJUSTMENT: (OCTOBER 31, 1994) Joe Hodges was present, representing the applicant. There were no objectors present. Staff presented the item and a recommendation of approval. Mr. Hodges offered no additional comments. A motion was made to grant the front yard setback variance. The motion was approved by a vote of 7 ayes, 0 noes, 1 absent and 1 open position. 2
