Hardcastle 2900 Crouchwood Lot 41, Kingwood Place R-2 From the area provisions of Section 36-254(d) to permit a carport addition with a reduced side yard setback. The only possible location for a wider carport due to an excessive slope at the southern side of the lot. Also, the cars need to be protected from vandalism and the weather. single -Family single -Family There are none to be reported. B_ Staff Analysis: The owners of 2900 Crouchwood would like to enlarge an existing carport, and a variance is need to allow the new addition. The plan is to extend the carport to the property line, a zero foot setback. For this lot, the ordinance requires a 7 foot side yard. The construction will involve extending the roof and placing the new supports on the property line or close to it. The proposed structure will not be enclosed or include adding any walls. Every effort will be made to maintain the design integrity of the residence and avoid the look of a "slapped -on" addition. The area of the proposed expansion is the only logical one available because of the existing carport and the slope of the lot. On the south side of the lot, there is drop-off which makes it somewhat difficult to build along the south property line. Also, it appears that a carport July 25, 1994 I-Nk rem addition on the south side of the residence would require a variance. The lot to the north will not be impacted because it is higher and there will be sufficient separation. Runoff or drainage will not be a problem because the carport expansion'will continue the roof line and keep the water on the lot in question. Adequate justification for the variance has been provided and the owners have selected the most reasonable location for the carport addition. C. Staff Recommendation: Staff recommends approval of the setback variance with the condition that the carport addition not be enclosed. 130ARD OF ADJUSTMENT: (JULY.25, 1994) The applicant was represented by Angelynn Hardcastle. There were no objectors. Ms. Hardcastle said that she had no problems with the condition. She then responded to a question about the neighbor to the north and said that they had submitted a letter in support of the variance. A motion was made to approve the variance with the condition that the carport addition never be enclosed.
