2. The hours of operation for the proposed Tire Shop will be from SAM to 6PM from Monday
through Saturday.
3. Owner acknowledges that there will be no storage of waste tires on the property. The sales
will be of new tires only during hours of operation.
4. The owner will use one side of the garage in the back part of the property for his own personal
use. He will refurbish vehicles that he purchases at auction. The Owner will not store more
than 4 cars onsite to refurbish for his own personal use. *There will be no services provided to
the public for any auto body services.
S. The total area of the signage will be no larger than 5x7 sign.
6. Owner acknowledges site lighting requirements.
7. The Owner would like to redo the damaged chain link fence into a wooden privacy fence that

SECTION 5: POSSESSION
Buyers shall be entitled to possession of the property immediately upon the ex tion of this
Contract. Buyers have permission to start working on the property prior to closing.
SECTION 6: TAXES AND ASSESSMENTS
Buyers shall be responsible for all taxes associated with the property which are subj ct to increase.
Buyers shall provide Seller with proof of such payment. Seller is responsible for taxes prior to
January 1, 2012 and Buyer will be responsible for taxes starting January 1, 2012.
SECTION 7: INSURANCE
Buyers, at Buyers' expense, shall maintain or cause to be maintained in full f ce and effect
during the term of this Contract fire and extended coverage insurance on the rudeoperty in he
amount no less than an amount equal to the unpaid balance of the purchase price h reunder., he

thereon to keep the premises in a good and habitable condition at all times durin this contract.
The standard of maintenance to which Buyers agree to maintain the premises is I a highest state

SECTION 9: RIGHT TO ASSIGN
This contract may not be assigned, transferred, pledged or sold by Buyers without the written
consent of Sellers first obtained. Consent by Sellers to one or more assignments shall not affect

This Contract constitutes the entire understanding of the parties. There are nor presentations,

herein. This Contract can not be annulled, canceled, changed, altered, deleted, or modified
except in writing signed by all parties hereto.
SECTION 14: SEVERABII.,ITY
Each and every paragraph of this Contract is severable from all other paragraphs erein. In the
event any Court of competent jurisdiction determines that any paragraph or subp agraph herein
is invalid or unenforceable for any reason, all remaining paragraphs and subp agraphs will
remain in full force and effect.
SECTION IS: EXECUTION OF DOCUMENTS
Sellers and Buyers agree to execute any and all documents which may be requiredr necessary to
effectuate this Contract.
SECTION 16: AMENDMENT
This Contract cannot be amended except by written instrument executed by both

Buyers including, without limitation, the reasonable attorneys' fees of Sellers.
SECTION 18: EFFECTIVE DATE
The effective date of this Contract is the date upon which Sellers sign the Contra

4. Knollwood Mobile Home Park Z -2123-A
Site plan must comply with the cities minimal landscape and buffer ordinance
requirements.
Site plan and landscape plan must comply with the Midtowne Overlay District
Requirements.
It appears an additional two feet (2') can be gained along the southern property
line by merely adjusting the parking lot aisle widths to a twenty foot (20') depth
and a twenty foot (20') aisle. This would allow additional green space along this
southern most property line.
An automatic irrigation system to water landscaped areas will be required.
Prior to the issuance of a building permit, it will be necessary to provide an
approved landscape plan stamped with the seal of a Registered Landscape
Architect.
The City Beautiful Commission recommends preserving as many existing trees as
feasible on this site. Credit toward fulfilling Landscape Ordinance requirements
can be given when preserving trees of six (6) inch caliper or larger.

Site plan must comply with the cities minimal landscape and buffer ordinance

Any additional parking must be landscaped in accordance to Chapter 15 of the
Landscape Ordinance, City of Little Rock. It will require additional review and
approval from the Planning Department.

Eight percent (8%) of the vehicular use area must be designated for green space;

The City Beautiful Commission recommends preserving as many existing trees as
