STAFF ANALYSIS
The property in question is located along the I-30 frontage
road, east of Geyer Springs, and the request is to rezone
the site from R-2 to C-3. The property is part of the
Southwest Mall development and once housed a multi -screened
movie theater. (8001 Geyer Springs is the address for the
mall.) The property is occupied by a vacant building which
will be razed to allow for future development. It is
unclear as to why the site was not rezoned at the time the
adjacent land was reclassified for the mall.
Zoning on the south side of the interstate is R-2, R-5, C-3
and I-2. The site under consideration abuts C-3 and I-2
properties. Land use is single family, multifamily, office,
commercial and industrial.
The rezoning of this tract to C-3 is compatible with the
area and will not affect any of the nearby properties. The
reclassification conforms to the adopted plan and there are
no outstanding issues.
LAND USE PLAN ELEMENT
The site is in the Geyer Springs East District and is
recommended for commercial use. The request is in
conformance with the plan.

STAFF RECOMMENDATION
Staff recommends approval of the C-3 rezoning request.

The applicant was present. There were no objectors, and the
item was placed oh the Consent Agenda. The Planning
Commission voted 8 ayes, 0 nays, 2 absent and 1 open
Position to recommend approval of the C-3 rezoning.
