En ineerin Issues: Z -5622-A Mark Stodola and Jo Ellen Stodola 1923 North Tyler Street Lot 14, Block 2, Englewood Addition R-2 Single Family A variance is requested from the provisions of Section 36-254 of the Code of Ordinances to permit construction of a garage and breezeway addition to the principal structure, a single family dwelling. The garage is desired because there is very little parking available. The garage and breezeway will shield the backyard from the heavy traffic count on Kavanaugh Blvd. Single Family Single Family 1. Proposed additions and fences should not be closer than existing fence to Kavanaugh per the Traffic Engineering Department. 3. Sidewalks and curbs are the responsibility of property owner per City Ordinance. Repair any damaged curb or sidewalks after construction. B. Staff has much the same concern for sight distance at the alley, as Public Works, and feels that setting the structure back to the current fence line will help. We also feel that if the building and fence are tied together to form a continuous opaque barrier, this will eliminate a space between the fence and garage. The fence and garage cannot occupy the property line. C. S aff Recommendation: Staff recommends approval with changes suggested in analysis. SQARI7 OF ADJUSTMENT : (JULY 31, 1995) The applicant was not present. There were no objectors present. Staff presented the item and a recommendation of approval subject to the condition that the new garage and breezeway maintain a minimum setback of 2 feet from the Kavanaugh Blvd. property line. Since the applicant was not present, a motion was made to defer the item to the August 28, 1995 Board meeting. The motion was approved with a vote of 6 ayes, 0 noes and 3 absent. BOARD OF ADJQSTMENT: (AUGUST 28, 1995) The applicant, Mark Stodola, was present. There were no objectors present. Staff presented the item and a recommendation of approval, subject to the condition that the new garage and breezeway maintain a minimum setback of 2 feet from the Kavanaugh Blvd. property line. John Borchert asked if water run-off from the building would create a problem since there is no sidewalk along this portion of Kavanaugh Blvd. Mr. Stodola responded that he would construct a sidewalk along Kavanaugh Blvd. where it is adjacent to his property and that he would install guttering on the new addition if water run-off created a problem. A motion was made to approve the requested side and rear yard setback variances subject to the condition that the new garage and breezeway maintain a minimum setback of 2 feet from the Kavanaugh Blvd. property line. The motion was approved with a vote of 8 ayes, 0 noes and 1 absent. 2
