To remove an existing singlewide
mobile home and replace it with a
28 foot by 70 foot doublewide
manufactured home.
This lot is located at the northwest corner of Mooser Lane
and Rummel Road, approximately one-half mile north of
Cantrell Road.
2. CoMpatibility Compatibilitywith Nei hborhood
The proposal is compatible with the neighborhood. The use
will be single family residential in a neighborhood of
single family homes. The predominance of the land in the
immediate vicinity is undeveloped. There are a few single
family homes including two older mobile homes in the area.
All homes are on larger lots ranging upward from 1/2 acre in
size.

The applicant proposes to utilize the existing driveway.
4. Screening and Buffers
This is not applicable because this is a residential, single
family proposal.
5. City Engineer Comments
No remarks

7. Analysis
The proposal is to replace an older singlewide mobile home
with a new 28 foot by 70 foot manufactured home. Based on
the age and the appearance of the existing home, staff feels

that this proposal is appropriate and would have a positive
impact on the neighborhood.
8. Staff Recommendation
Staff recommends approval of the application as filed
subject to adherence to the ordinance site design standards:
a. A pitched roof of three in twelve or 140 or
greater.
b. Removal of all transport elements.
C. Permanent foundation
d. Exterior wall finished so as to be compatible with
the neighborhood.
e. Orientation compatible with placement of adjacent
structures.
f. Underpinning with permanent materials.
g. All homes shall be multisectional.
h. Off-street parking per single family dwelling
standard.
SUBDIVISION COMMITTEE COMMENT: (OCTOBER 15, 1992)
The applicant was present. Staff presented the case and some
background on the proposal. In a brief discussion, the Committee
determined that there were no significant issues attendant to
this application.
The Committee forwarded this item to the full Commission for
final resolution.
PLANNING COMMISSION ACTION: (NOVEMBER 3, 1992)
The applicant was present. There were no objectors present.
Staff presented the application and informed the Commission that
there had been two objectors contact the office, one in person
and one by letter. The letter from Dr. R. J. Eisenach was
presented to the commission members.
Mrs. Hamaker then addressed the Commission. She presented
photographs of the existing mobile home and of the proposed new
manufactured home.
After a brief discussion, a motion was made to approve this
application per staff recommendation. The vote was 10 ayes,
0 noes and 1 absent.
