Engineering Issues: Z-5577 M. S. Partnership/Don Dent 8319 Geyer Springs Road Lot 1 Windamere Subdivision to the City of Little Rock, Pulaski County, Arkansas. C-1 Neighborhood Commercial From the area regulations provisions of section 36-299-D.3 to permit a new addition with a reduced rear yard setback. The building cannot be expanded on the north or west side because of no additional parking on Geyer Springs. Commercial Commercial There are no issues to be reported. B. Staff Analysis: The request before -the Board is for a rear yard variance in order to construct an addition to the existing structure. Under the C-1 regulations, it is stated that in the case of a corner lot, when providing a twenty-five foot exterior side yard, the rear yard may be reduced no less than eight (8) feet. The proposed rear yard for the addition will be two (2) feet. The addition will add approximately 264 square feet to the existing building. This particular site is located in the southwest area of the City and surrounded by a mixture of uses. This site fronts on Geyer Springs Road, which is a five lane minor arterial. Windamere Drive is a built to residential standards street. Staff feels the applicant has chosen the most logical location for the addition. Staff understands the applicant has made contact with the neighbor to the east which would be most effected and there were no objections. There is a wooden privacy fence on the property line. 1 June 29, 1992 No. 3 (Cont. C. Staff Recommendation: Staff recommends approval of the variance as filed. BOARD OF ADJUSTMENT ACTION: (JUNE 29, 1992) The applicant was in attendance. There were no objectors. present. Mr. Dent was asked if there were any problems with staff's recommendation. Mr. Dent stated there were no problems. A motion was then made to approve the variance as filed. The motion passed by a vote of 6 ayes, 0 noes, 2 absent and 1 open position. 2
