There are no issues to be reported.
B. Staff Analysis:
The request before -the Board is for a rear yard variance in
order to construct an addition to the existing structure.
Under the C-1 regulations, it is stated that in the case of
a corner lot, when providing a twenty-five foot exterior
side yard, the rear yard may be reduced no less than eight
(8) feet. The proposed rear yard for the addition will be
two (2) feet. The addition will add approximately 264
square feet to the existing building.
This particular site is located in the southwest area of the
City and surrounded by a mixture of uses. This site fronts
on Geyer Springs Road, which is a five lane minor arterial.
Windamere Drive is a built to residential standards street.
Staff feels the applicant has chosen the most logical
location for the addition. Staff understands the applicant
has made contact with the neighbor to the east which would
be most effected and there were no objections. There is a
wooden privacy fence on the property line.
