3 G��SK190,VRDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND TO ESTABLISH A PLANNED DEVELOPMENT - OFFICE TITLED
5 LIFE SKILLS FOR YOUTH PD-O, LOCATED ON THE NORTH SIDE OF
6 BASELINE ROAD, APPROXIMATELY 200 FEET WEST OF
7 STAGECOACH ROAD (Z-9074-A), LITTLE ROCK, ARKANSAS,
8 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
9 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

11 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
12 ARKANSAS.
13 Section 1. That the zoning classification of the following described property be changed from PCD,
14 Planned Commercial Development, to PD-O, Planned Development—Office:
15 Z-9074-A: Described as part of the SW1/4 SE '4, Section 32,T-1-N, R-13-W,City of
16 Little Rock,Pulaski County,Arkansas being more particularly described as follows:
17 commencing at the northeast corner of the SW 1/4 SE 1/4 of said Section 32; thence
18 S02°05'38"W, a distance of 601.08 feet to the point of beginning; thence
19 S03°47'51"W, a distance of 894.71 feet to the centerline of Baseline Road; thence
20 N87°20'07"W along said centerline, a distance of 293.17 feet; thence NO3°17'43"E
21 leaving said centerline a distance of 307.88 feet to a found 3/8 inch rebar; thence
22 N86°51'24"W, a distance of 226.65 feet; thence NO2°32'28"E, a distance of 395.33
23 feet; thence S86°12'09"E, a distance of 531.31 feet to the point of beginning,
24 containing 6.82 acres (297,024 square-feet), more or less.
25 Section 2. That the preliminary site development plan/plat be approved as presented to the Little Rock
26 Planning Commission.
27 Section 3. That the change in zoning classification contemplated for Life Skills for Youth PD-O,
28 located on the north side of Baseline Road, approximately 200 feet west of Stagecoach Road (Z-9074-A),
29 is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII,
30 Section 36-454 (e)of the Code of Ordinances.
31 Section 4. That this ordinance shall not take effect and be in full force until the final plan approval.
32 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
33 Arkansas,and Designated District Map be and is hereby amended to the extent and in the respects necessary
34 to affect and designate the change provided for in Section 1 hereof.

1 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
4 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
5 ordinance.
6 Section 7. Repealer. All laws,ordinances, resolutions,or parts of the same that are inconsistent with
7 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
