Variances are requested from the
functions provisions of Section

Wood's Stone and Rockscaping,Supply, Inc. occupies the C-4
zoned property located at 12,703 I-30. A small office
building and a 40' X 40' greenhouse structure are located on
the site. Much of the property is utilized for the outside
display/storage of Rock and landscape materials. On June
17, 1991, the Board of Adjustment granted a variance
allowing a portion of the office building to be used as a
residence for security purposes. Growth of the business has
resulted in the need for additional office space and removal
of the security residence from the office building. The

applicant has placed a 20 foot, pull -type travel trailer on
the site and desires to use the trailer as the residence for
security purposes. Section 36-69(b)(3) of the Code states
that the Board may review and approve or deny applications
for the location of mobile homes or other structures on
nonresidential sites for on-site security purposes only.
Although the 20 foot travel trailer does not meet the
strict definition of mobile home or structure, staff
believes it is not unreasonable to allow its use, in this
case, for security purposes. The properties along this
portion of I-30 are generally characterized by open display
including the subject property and nearby boat, vehicle and
camper sales. The travel trailer is located behind the
office, between the office and the greenhouse structure.
Staff does not believe allowing use of the travel trailer
for security purposes will negatively impact any adjacent
properties.
The primary issue of concern is assuring that placement of
the trailer conforms to applicable building codes. The
applicant must, within a reasonable length of time, obtain
all required permits and bring the trailer into conformance
with electrical, plumbing and building codes. If this is
not done, the trailer cannot be used as proposed by the
applicant.
C. Staff Recommendation:
Staff recommends approval of the variance to allow use of
the 20 foot travel trailer for on-site security purposes
subject to the following conditions:
Within 30 days of the Board action all required
electrical, plumbing and building permits must be
obtained and the trailer must be brought into conformance
with applicable electrical, plumbing and building codes.

The applicant was present. There were no objectors present.
Staff presented the item and a recommendation of approval subject
to compliance with the conditions noted in the staff
recommendation.
The applicant offered no additional comments.
The item was placed on the Consent Agenda and approved subject to
the following condition:
