STAFF ANALYSIS
The site in question is located between Lindsey Road and
Frazier Pike in an area that is commonly referred to as the
"Port Industrial District." All 14 acres are vacant, and
the Pratt Remmell Road is only improved for several hundred
feet south of Lindsey Road. The body of water that is
outlined on the accompanying sketch is identified on the
survey as wetlands.
Zoning is either R-2 or I-2, and the property does adjoin a
large I-2 area. Single-family residences and industrial
uses are the two principal land uses found in the area.
There are also a number of undeveloped parcels in the
general vicinity. Directly to the north is a trucking
company, and it is the Staff's understanding that the
trucking operation will expand onto the property being
considered for the I-2 rezoning.
The land is part of a large industrial area shown on the
sweet Home/College Station District Plan. I-2 is the
appropriate industrial classification for the recommended
land use pattern. Therefore, the proposed rezoning conforms
to the plan and it does not present any zoning or land use
issues. (There is no floodway involvement on the property.)

Staff would like to point out that the zoning action does
not create any legal lots and a plat will be required. A
preliminary plat is needed because of access, the wetlands,
potential lots, and the new street along the property's
southern boundary. Also, the development of the 14 acres
will necessitate the construction of Pratt Remmell Road to
provide the necessary access.
ENGINEERING COMMENTS
A wetlands permit will be needed prior to any building
permit being issued.
STAFF RECOMMENDATION
Staff recommends approval of the I-2 rezoning request.
PLANNING COMMISSION ACTION (April 9, 1991)
The applicant was present. There were no objectors and the
item was placed on the consent agenda. A motion was made to
recommend approval of the I-2 rezoning request. The motion
was approved by a vote of 7 ayes, 0 nays, and 4 absent.
