STAFF ANALYSIS•
The issue before the commission is to rezone a tract of land
on Johnson Lane from R-2 to R -7A. The purpose for the
reclassification is to place a single -wide mobile home on
the property. (The required site plan review is Item No. 17
on this agenda.) The site has been vacant for several
years, however, there has been a mobile home at 9007 Johnson
Lane in the past. Johnson Lane is situated south of
Mabelvale Cut-off and approximately 1000 feet north of the
City limits at Heinke Road.
Zoning in the general vicinity is R-2 and OS. This area was
annexed to the City back in the early 1980's and there has
been very little zoning activity. The existing OS to the
east was accomplished through a re -zoning action for a golf
course/residential development. Land use is single-family,
which includes a number of mobile home units found
throughout the neighborhood. West of Heinke Road, a high
percentage of the land is vacant.
Rezoning the site in question to R -7A for a mobile home is
compatible with the surrounding properties, and staff
supports the request. A mobile home will not introduce a
different type of housing unit to the neighborhood nor have
an impact on the other developed parcels. The Geyer Springs
West Land Use Plan identifies the area for single-family
residential.

STAFF RECOMMENDATION:
Staff recommends approval of the R -7A re -zoning.
PLANNING COMMISSION ACTION (February 12, 1991)
The applicant was present. There were no objectors and the
item was placed on the consent agenda. A motion was made to
recommend approval of the R -7A rezoning. .The motion passed
by a vote of 10 ayes, 0 nays, and 1 absent.
