-. cuntractor shall protect all walls, doors, frames, surfaces,
fixtures, etc. scheduled as "existing to remain" from damage
during demolition. Contractor shall verify if these
surfaces are plumb, square, and true and correct as
required.
Contractor shall take whatever precautions are necessary to
protect existing utility 'lines, ductwork, fixtures,
finishes, etc. which remain as part of the final systems.
Contractor shall clean, repair, relamp, etc. these items as
required for proper "un.ction_,ng of the `-)nal syste-.
3. Contractor shall remove all items not indicated on
Construction Documents to remain, including, but not limited
to partitions, ducts, conduits, etc. which are not part of
the final system.
4. Contractor shall verify all dimensions before start of
construction and job conditions and shall report to a Twin
City Bank Representative any discrepancies or omissions
which would interfere with sa-lsfactory completion of •wore.
Contractor is responsible for verification, of all field
measurements, field construction, and installation criteria,
coordination of all trades and owner supplied items, and the
means and methods of construction. Contractor is
responsible for arranging parking, etc. or the handling of
materials.
5. Contractor to oversee cleaning and ensure that the premises
are maintained free of rubbish during construction. Final
cleanup is the responsibility of the Contractor. Repair,
patch, touch-up or replace marred surfaces and maintain
cleaning until occupied by Twin City Bank.
6. At the termination of work, submit to Twin City Banx,
maintenance manuals presenting full details for care and
maintenance of all surfaces and equipment of every nature.
Contents shall include manufacturers' and installers' names,
addresses, and phone numbers, and instructions for instal-
lation, start-up, operation, maintenance parts list, and
'ata sheets.
Contractor is responsible for compliance wit:: al: codes,
ordinances, and regulations applicable at project location.
Contractor is responsible for filing and securing all
necessary permits, approvals, etc. for all trades.
S. Contractor shall be fully responsible for keeping abreast of
construction progress, and where delays have occurred due to
Contractor's fault, make _-o the lost time at this own
expense as necessary to maintain the contract schedule.
9. Contractor shall submit to Twin City Bank a bi-weekly Sob
status report. The report shall state actual progress of
the job, list any changes and any other conditions within
the scope of the Contract Documents affecting lob progress -
10. Nuisance type work i.e. jack hammer, elec. shut down, etc.
should be scheduled to create the least tenant annovance.
11. Remove, store and reuse doors where applicable in existing
lease area. See plans for location (match existing hardware.
See millwork notes.) -
12. Contractor is required to meet all mechanical., electrical,
and plumbing specifications as specified by building
engineers along with HVAC as specified. -

MILLWORK NOTES -
1. All hardwood finished lumber and veneer plywood to be natural
plain sliced unless otherwise noted. All joints to be
carefully and neatly made, surfaces straight and clean, work
sanded with grain, grain continuous, and all machine marks
removed by sanding. All cross scratches shall be eliminated.
Connections shall be made by best approved practice of the
cabinet making trade, including dadoes, dowels, mortises, and
tenons where possible. Scribinc, mitering, and joining snall
be done accurately and neatly. Blind nail or blind screw
where possible. All exposed nail holes to be filled in
preparation for finish. All exposed screws to be countersunk
and oluaged to match.
2. All surfaces scheduled to rec=_ive plastic laminate to receive
Laminate backing. Laminate surfacing shall be one continuous
piece as much as possible.
3. Millwork Contractor to supply cabinet doors with self-closing
concealed casework hinges and drawers with full extension
drawer slides unless otherwise noted.
4. Field verify all millwork dimensions prior to fabrication and
installation.
S. All millwork material, finish hardwood, and veneer to be of
AWL (Architectural Woodwork Institute) "Custom Grade" and
finishing based on AWI custom specs. Stain and oil finish to
match sample. -
6. Door and drawers to have taped or hard edges. Material to be
birch plywood with particle board acceptable on interior
surfaces. Paint all interior surfaces.
7. Hinges semi consealed. Slides KV 1300 (length as required).
Pulis - Stanley - staple type similar to 4483 verify £ihish
with owner.
8. Provide shelf standards and supports as noted.
9. Field measure all openings before construction.
