STATEMENT OF PROPOSAL: The Developer's plan is to build a small neighborhood retail center of approximately 50000 sq. ft. It is conceived as a center designed to meet the needs of small local merchants and fast food offering primarily convenience oriented services and merchandise. The site plan will consist of one large building and 3 small buildings. The application also includes a request that all uses as listed within the 11C-3" General Commercial District be allowed by right. A. PROPOSAL/REQUEST: This application involves tract of land which is proposed for use as a retail center. Although the application does not fully clarify the use composition of the building, the developer includes a request that all uses within the 11C-3" be allowed by right. 1 January 8, 1991 SUBDIVISION ITEM NO. 3 (Continued) B. EXISTING CONDITIONS: This site is occupied by several frame and stone houses. There are a number of small trees and brush on the site. The adjacent street, Highway 10, is developed to the arterial standards. 3. Cantrell Loops PCD: Delete the proposed driveway opposite Taylor Loop Road. This development should have only one curb cut on Cantrell Road, located at least 125 feet west of Taylor Loop Road. Construct sidewalks on the entire frontage of Cantrell Road. Provide additional R/W as needed to achieve a minimum of 55' from c/1 on the entire frontage. Excavation and detention ordinances apply. 2
