PROPOSAL:
To place a 1400 square foot double wide manufactured home on
0.54 plus or minus acres of land that is zoned "R-211.
ORDINANCE DESIGN STANDARDS:
1. Site Location
Adjacent to a residential street (Tyner Road).
2. Compatibility. with Neighborhood

The site is abutted by single family uses located to
the north (side yard relationship), south ('side yard
relationship) and east (front yard relationshi-p) with
vacant land located to the west (garden). The primary
land use located to the east is industrial (salvage
yard). The proposed use is compatible with the
surrounding area.
3. On -Site Drives and Parking
A drive way (access is proposed on Tyner Road.
4. Screening and Buffers
The applicant is proposing to use the existing trees
and shrubs as _landscaping.

6. Analysis
The Staff does not foresee any adverse impact to the
surrounding area as a result of this proposal (See Note
No. 2). The applicant is proposing to comply with all
City Ordinances and Codes.
7. Staff Recommendation
Approval as filed.
SUBDIVISION COMMITTEE REVIEW:
The applicant was present. The Staff stated that city sewer
service was not available to the site and that the applicant
had stated that the site would perk quite easily.
PLANNING COMMISSION ACTION: (July 17, 1990)
The applicant was present as was one objector, Ms. Jan
Young. The Staff stated that the application met the
Ordinance requirements and recommended approval as filed.
Ms. Young presented a petition of opposition containing the
signatures of 22 people. She stated that the objection was
primarily due to the likely depreciation of property values
that would result if a manufactured home was placed in the
area. A general discussion ensued. The Commission
determined that the application would meet Ordinance
requirements and voted 9 ayes, 0 nays, 1 absent, and 1
abstention (Oleson) to approve the application as
recommended by the Staff.
