In ,June of this year, Twin City Bank, the owner, received a variance from the setback requirements for a new branch office. (In the "C-4" district, a 45 foot setback is required on each street side). The approval had several conditions, including rezoning, the "C-4" area to "C-3". A portion of the total project is already zoned "C-311. The existing "C-4" was accomplished in the early 1980's through the conversion adjustment section of the zoning ordinance. Property was occupied by a service station type structure on "C-4" and a. Montessori school on the "C-311. Both buildings have been removed to make way for the new construction, which will be a single building with a drive thru teller area. Staff feels that. a "C-3" reclassification is more compatible with the neighborhood and supports the rezoning. STAFF RECOMMENDATION: Staff recommends approval of "C-3" rezoning as requested. PLANNING.COMMISSION _ACTION: (July 31, 1990) The applicant was present. There were no objectors and the item was placed on the consent agenda. A motion was made to recommend approval of the "C-3" rezoning. The motion passed by a vote of 7 ayes, 0 nays, 3 absent, and 1 abstention (Rose Collins). 2
