STAFF ANALYSIS
'i'lii s "C:-3" request was filed as a result, of Board of
Adjustment action on the property. In ,June of this year,
Twin City Bank, the owner, received a variance from the
setback requirements for a new branch office. (In the "C-4"
district, a 45 foot setback is required on each street
side). The approval had several conditions, including
rezoning, the "C-4" area to "C-3". A portion of the total
project is already zoned "C-311. The existing "C-4" was
accomplished in the early 1980's through the conversion
adjustment section of the zoning ordinance.
Property was occupied by a service station type structure on
"C-4" and a. Montessori school on the "C-311. Both buildings
have been removed to make way for the new construction,
which will be a single building with a drive thru teller
area.
Staff feels that. a "C-3" reclassification is more compatible
with the neighborhood and supports the rezoning. "C-3"
conforms to the adopted Heights/Hillcrest Plan, and there
are no outstanding issues associated with this request. .
