PROPOSAL•
To convert an existing accessory building to an accessory
dwelling (749 square feet - 671 square feet livable area) on
1.47 plus or minus acres of land that is zoned "R-211.
ORDINANCE DESIGN STANDARDS:
1. Site Location
Adjacent to a minor arterial street (David O. Dodd
Road)
2. Compatibility with Neighborhood
The site is surrounded by vacant land and by a
significant stand of trees and shrubs. The proposed
use will be compatible with the surrounding area.
3. On -Site Drives and Parking
The site contains one gravel drive which provides
access to David O. Dodd Road. The site also contains a
parking area adjacent to the proposed accessory
dwelling.
4. Screening and Buffers
The applicant is proposing to use the existing trees
and shrubs as landscaping.

5. City Engineer -Comments
None.
6. Analysis
The Staff feels that the proposed use will be
compatible with the surrounding area. The Staff has,
however, received a comment from the Fire Department
requesting that the drive be widened by at least 2
feet. Finally, the applicant needs to be advised that
the property will have to be properly subdivided prior
to the sale of any one dwelling unit.
7. Staff Recommendation
Approval provided the applicant agrees to widen the
gravel drive as requested by the Fire Department.
SUBDIVISION DIVISION REVIEW:
The applicant was present and agreed to comply with Staff
recommendations. There were no unresolved issues.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
Commission voted 10 ayes, 1'absent to approve the
application as recommended by the Staff, reviewed by the
Subdivision Committee and agreed to by the applicant.
