Laurence Schulte/Gordon Duckworth, Architect To remove a small addition to the existing apartment building (4 units); to demolish an out building; and to construct a second story addition (3 additional units) to the existing apartment building (4,985 sq. ft. - total floor space) on 0.34 +/- acres of land that is zoned /10-301. ORDINANCE DESIGN STANDARDS 1. Site Location Adjacent to a residential street (11Xt1 Street) . 2. compatibility with Neighborhood The existing multi -family site is abutted by an office (3 stories in height) to the west, multi -family to the north (condominiums) and east (six units two-story in height), and an industrial use located to the south (contractors yard). Expansion of the multi -family use should be compatible with the surrounding area. 3. on --Site Drives and Parkins The applicant is proposing a total of thirteen parking spaces (includes one handicapped space) as well -as a shared drive that provides access onto 11X11 street. 4. Screening and Buffers The site plan contains landscape areas (median strips) on the access drive as well as an existing wood screen fence on the east property line (rear yard). 1 April 24, 1990 SUBDIVISION Item No. 16 (Continued) _ 6. Analysis The staff does not foresee any adverse impact to the surrounding area as a result of this proposal. The site plan meets ordinance requirements with the exception of a side -yard set back variance request of 1.1 feet on the existing building's east property line (10 feet required), and a 3.0 foot variance request on the front -yard that may result due to the constructing of egress stairs (25 feet required). The staff does not have any problem with the set back variances. 5. city Engineer Comments Revised access drive on "X" street should be a maximum of 30 feet in width. 7. Staff Recommendation Approval provided: (1) The applicant submits a revised site plan that dimensions the proposed common access drive and limits it to a maximum of 30 feet in width; and (2) the Planning Commission approves the 1.1 foot side yard and 3.0 foot front -yard set back variance. SUBDIVISION COMMITTEE REVIEW: The applicant was not present. The Staff stated that the applicant intended to withdraw the item. The item was not discussed. PLANNING COMMISSION ACTION: The applicant was not present. There were no objectors. The commission voted 9 ayes, 2 absent to accept withdrawal of the item. N
