ORDINANCE DESIGN STANDARDS
1. Site Location
Adjacent to two residential streets (Junior Deputy Road
and West 20th Street).
2. Compatibility with Neighborhood
The site is abutted by single family to the north
(front -yard relationship), single family to the south
(manufactured home with a side -yard relationship),
vacant land to the east and single family to the west
(manufactured home with a side -yard relationship).
The proposed residential use will be located on a large
lot and should be compatible with the surrounding area.
3. On -Site Drives and Parking
None is shown.
4. screening and Buffers
The applicant is proposing to use the existing trees
and shrubs as landscaping.

6. Anal sis
The staff foresees no adverse impact to the surrounding
area as a result of this proposal. The proposed unit
will meet ordinance design and placement requirements.
Finally, the applicant needs to submit a revised site
plan that shows the location of the proposed
drive/parking area.
7. Staff Recommendation
Approval provided the applicant agrees to submit a
revised site plan as previously outlined.
SUBDIVISION COMMITTEE REVIEW:
The applicant was present and agreed to submit a revised
site plan. There were no unresolved issues.
PLANNING COMMISSION ACTION:
The applicant was present. There were no objectors. The
commission voted 9 ayes, 2 absent to approve the application
as recommended by the staff, reviewed by the subdivision
committee and agreed to by the applicant.
