STAFF ANALYSIS:
The request is to rezone one lot on West Markham from "R-2"
to 110-3" for future office use. Currently, there is a
single family residence on the site with two accessory
buildings. The property is situated directly south of the
new Bale Chevrolet location and east of the Shadow Lake
Apartment complex.
Land use is primarily residential at this time with a mix of
single family and multifamily. Other uses found in the area
include office, church and outside storage for industrial
use. The Bale site is currently under construction so, in
the near future, the car dealership will be the most
significant land use in the area. There are also several
tracts that are still undeveloped. Zoning in the general
vicinity is made up of 11R-211, "MF -18", 110-3111 "C-3" and
"PCD". The property in question abuts 110-3" on the east
side with the Bale PCD to the north and "MF -18" to the west.
The Upper Rock Creek District Plan identifies the site under
consideration for office use. Therefore, the proposed 110-3"
reclassification conforms to the adopted land use plan.
Staff feels that there are no issues associated with this
request and supports the office rezoning.

ENGINEERING COMMENTS:
The existing right-of-way of 40 feet for Farris Street is
deficient. Therefore, dedication of additional right-of-way
will be required. Farris is a residential street which has
a standard of 50 feet or 25 feet from the center line, so
another 5 feet is needed.
STAFF RECOMMENIDATION:
Staff recommends approval of the 110-3" rezoning as
requested.
PLANNING COMMISSION _ACTION: (March 27, 1990)
The applicant was present. There were no objectors and the
request was placed on the consent agenda. A motion was made
to recommend approval of the 110-3" rezoning. The motion
passed by a vote of 10 ayes, 0 nays and 1 absent.
