McGetrick Proposal: To construct a recreational facility for the Carriage Creek Subdivision (2,554 +/- square feet clubhouse), lake, swimming pool, tennis courts (2), basketball court and parking area on 2.34 +/- acres of land that is zoned 11R-211. t ORDINANCE DESIGN STANDARDS: 1. Site Location Adjacent to a residential street (Ridgehaven Road). 2. Compatibility with Neighborhood The site is abutted by vacant land in all directions. It is basically located in a valley with all future single family development to be constructed above grade from this facility. The proposed use should be compatible with the surrounding area.' 3. On -Site Drives and Parking The proposal contains two access drives on Ridgehaven Road and 25 parking spaces. 4. Screen_i,ng.__and_Buf f ers ........._..........I............ Analysis The staff does not foresee any adverse impact to the neighborhood as a result of this proposal. The proposal meets City ordinance parking requirements. The site plan does, however, need to be revised to include: (1) dimensions on the clubhouse, access drives, change building; and (2) the setback dimensions of the basketball court from the property line. 7. Staff Recommendation Approval, provided the applicant submits a revised site plan as outlined in the Analysis section. SUEDIVISION_COMMITTEE REVIEW: The applicant was present and agreed to comply with the staff's recommendations. There were no unresolved issues. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. The Commission voted 11 ayes to approve the application as recommended by the staff, reviewed by the Subdivision Committee and agreed to by the applicant. 6
