STAFF ANALYSIS:
The property in question is currently occupied by a printing
shop and the request is to rezone the site from "R-2" to
11I-211. It appears that the request is being made to remove
the nonconforming status to allow for future expansions or
additions because the printing operation is listed as the
proposed use. There is one building on the site with an
asphalt drive and parking area to the east of the structure.
Zoning found in the general vicinity is "R-211, 110-3110 "C-3"
and "I-2" with the tract under consideration abutting "I-2"
on two sides. Land use in the area is fairly mixed and
contains single family, a day care facility, a church,
office, commercial and industrial. A number of the parcels
are still undeveloped, including several large "I-2" areas
south of the Mabelvale West Road.
The proposed 11I-2" classification conforms to the Otter
Creek District Land Use Plan which shows all the land south
of Mabelvale West for industrial use. Since there is no
plan issue and with the existing zoning pattern, staff feels
the rezoning proposal is appropriate for the property and
supports the request.

STAFF RECOMMENDATION:
Staff recommends approval of the "I-2" rezoning request.
PLANNING COMMISSION ACTION: (January 2, 1990)
The applicant was present. There were no objectors and the
item was placed on the consent agenda. A motion was made to
recommend approval of the 11I-2" rezoning. The motion passed
by a vote of 11 ayes, 0 nays, and 0 absent.
