Ms. Mary Lee Curry/Henry Higgins To remove an existing 1,027 square foot frame single family structure and to replace it with a 1,344 square foot manufactured home on 0.19 +/- acres of land that is zoned "R-3". ORDINANCE DESIGN STANDARDS: 1. Site Location Adjacent to a residential street (Leonard Street). 2. Com pa t i b i_I_i t,y,__w.i_t h Nei g,hbo rhood The site is abutted by single family uses located to the north and south (possible commercial/industrial use in addition to the single family on the south), a duplex and commercial use to the east and vacant land located to the west. The residential use should be compatible with the surrounding area. 3. On -Site Drives and Parking The site contains one concrete access drive located on Leonard Street. 4. SP. re.en__in_g_ and. Analysis The staff feels that the proposed use will be compatible with the mixed use area. The proposed structure meets ordinance standards and will have a concrete block foundation. 6. City Engineer Comments None. 7. Staff Recommendation Approval as filed. SUBDIVISION COMMITTEE REVIEW: The applicant was present. There were no unresolved issues. PLANNING COMMISSION ACTION: The applicant was present. There were no objectors. The Commission voted 11 ayes to approve the application as recommended by the staff, reviewed by the Subdivision Committee and agreed to by the applicant. 2
