Church and school 1.9 acres Existing Use: Church and school SURROUNDING LAND USE AND ZONING: North - Vacant, office and industrial, zoned 11I-2" South - Industrial, zoned 11I-2" East - I-30 right of way, zoned 11I-2" West - Industrial, zoned 11I-2" STAFF ANALYSIS: This request is before the Planning Commission because of an enforcement action against the current use, a private school. In the 11I-2" District, public or denominational schools are not listed as a permitted use so the school was instructed to file for the appropriate zoning classification or vacate the property. Staff suggested 11C-3" because of previous City actions endorsing a mixed zoning pattern along certain segments of I-30 and because it allows schools. Land use in the general area is primarily industrial but there are also some office and commercial uses found in the vicinity. Across West 68th Street, there is an office equipment sales and service operation which is permitted in "C-3". Some of the land is still undeveloped, especially east of I-30. Zoning throughout the entire area is 11I-211. The adopted plan, 65th Street East, reflects the existing zoning and shows an industrial land use pattern for the area. Staff's position is that a 11C-3" reclassification is a reasonable option for the property and supports the 1 January 2, 1990 Item No. _2. -_ Z-5267 __(Continues -) .-- rezoning request. A "C-3" tract of land should not have any effect on the surrounding properties nor alter the direction of the land use plan. It is not uncommon to have commercially zoned properties throughout a large industrial area to accommodate a variety of uses. ENGINEERING COMMENTS: None reported. STAFF RECOMMENDATION: Staff recommends approval of the "C-3" request as filed. PLANNING COMMISSION ACTION: (January 2, 1990) ............................................. .... The applicant was present. There were no objectors and the item was placed on the consent agenda. A motion was made to recommend approval of the "C-3" request as filed. The motion passed by a vote of 11 ayes, 0 nays and 0 absent. 2
