Thompson Same 4819 Baseline Road Rezone from "R-2" to "C-3" Purpose: Office or commercial Size: 0.69 acres Existing Use: Single family SURROUNDING LAND USE AND ZONING: North - Office and commercial, zoned "R-2" and "C-3" South - Single family, zoned "R-2" East - Single family, zoned "R-2" West - Single family, zoned "R-2" STAFF ANALYSIS: The property in question is located in the 4800 block of West Baseline Road which is approximately three-quarters of a mile east of Geyer Springs Road. The request is to rezone the parcel from "R-2" to "C-3". The property is currently occupied by a single family residence with an accessory building, and the proposal is to utilize the land for either an office or commercial use in the future. The site has 102 feet of frontage on Baseline Road so it does lend itself to some type of nonresidential use. This section of Baseline was annexed into the City several years ago so a majority of the land is still zoned "R-2" with a high percentage of nonconforming uses. Some of the uses found in the area are single family, office, private school, church, auto services and various retail establishments. In addition to the "R-2" zoning, there are two tracts zoned "C-3" along Baseline and an 110-3" parcel on Stanton Road. 1 October 3, 1989 Item No. 9 Z--522.5 (Con_t__.p.�_e.d.)-...- ---- On the land use plan for the area, Geyer Springs East, the south side of Baseline Road between Sunset Lane and Reck Road is identified for commercial use so the proposed commercial reclassification conforms to the adopted plan. Even though the two adjoining lots are zoned "R-2" with single family uses, the "C-3" rezoning should not have any adverse impacts on them because of the existing development pattern which has been established for a number of years. The property directly to the west abuts a "C-3" tract of land, and there has not been any noticeable affect on the single family residence. ENGINEERING COMMENTS: None reported. STAFF RECOMMENDATION: Staff recommends approval of the "C-3" zoning as requested. PLANNING COMMISSION ACTION: (October 3, 1989) The applicant was present. There were no objectors and the item was put on the consent agenda. A motion was made to recommend approval of the "C-3" request. The motion passed by a vote of 8 ayes, 0 nays and 3 absent. 2
